Description of Project: This scheme was delivered on an existing estate transferred to the LSVT client by the Local Authority. Historically the estate suffered from poor design and anti-social behaviour issues with no defensible private open space for residents, or car parking facilities. Delivery of the scheme required the demolition of 350 existing dwellings in 4 phases to make way for 300 new build mixed tenure homes incorporating 100 affordable properties including 43 two bedroomed apartments for the elderly within a single composite block. All affordable units were built to Design Quality Standards and Code for Sustainable Homes Level 3 with the balance of the open market sale units being built and sold by the developer partner. The design underwent two Design Review Panels in order to achieve a sustainable design solution. HCA involvement was instigated at an early stage due to the size and complex nature of the schemes delivery and the HCA underwent a critical review of the whole scheme proposal prior to allocation grant to the scheme. Extensive community consultation and involvement was central to the schemes successful delivery with full engagement of local schools and colleges.
Site Constraints: Decanting of existing residents across the schemes phasings, and the purchase of approximately 40 no. “Buy Backs” from owner occupiers.
